General Terms and Conditions
This rental is subject to the ordinary and legal conditions applicable to such matters, and in particular to the following conditions that the lessee undertakes to comply with, under penalty of damages and even termination of this contract, at the lessor's discretion, without the right to claim a reduction in rent.
a) Check-in at the property is scheduled from 5:00 p.m. Check-out is scheduled before 11:00 a.m.
b) This rental is subject to the following charges and conditions that the lessee undertakes to respect:
The lessee is obliged to pay the rental price according to the financial conditions indicated on page 1 of the contract. The lessee undertakes to provide valid identification to the lessor.
The lessee undertakes to personally occupy the premises, to use the property reasonably as a "good father," to maintain it, and to return the property in good condition at the end of the contract period.
The lessee may not sublet the leased premises without written consent from the lessor. The premises are intended solely for residential purposes without causing disturbances to the neighborhood (odors, noise, lights, etc.).
The lessee must also respect the intended use of the premises, i.e., the usage specified in the rental contract. In this case, the contract provides for temporary and recreational residence. No festive (wedding, baptism, birthday, or other) or event organization can be planned on the property. The lessor reserves the right to demand early departure from the lessee in the event of abuse of enjoyment of the leased property.
The number of occupants is limited to the number of people indicated in the reservation. Exceptions may be made for babies under 2 years old sleeping in an appropriate crib. No additional person(s), not meeting the aforementioned conditions, will be accepted (unless agreed upon on page 1 under Occupants).
To be insured under civil liability insurance (vacation guarantee) with an insurance company (fire, water damage, broken glass, etc.) created by the lessee, a person staying with the lessee, or a person temporarily intervening at the lessee's request on the leased property. Failure to have insurance in the event of a claim will result in damages. The lessor undertakes to ensure that the property is insured against rental risks on behalf of the lessee, who is obliged to report any incident in the accommodation, its outbuildings, or accessories within 24 hours.
The lessor may, upon request, exercise the right to visit without prejudicing the lessee's peaceful enjoyment of the leased property.
Security Deposit:
8.1. It is required on the day of taking possession of the premises. It must be paid in cash or by credit card imprint. It will be returned on the day of departure if the outgoing inventory is consistent with the incoming inventory or within a maximum period of two months from the handover of keys in the event of a dispute.
8.2. The Security Deposit cannot be considered by the lessee as a contribution to the payment of rent and therefore cannot be deducted from it. It serves in the event of damage caused by the lessee. If damage is observed, the owner or agency will be entitled to demand reimbursement for damaged or broken furniture or equipment, and for those whose wear exceeds normal for the duration of the rental, dirty blankets, or any general damage to the property and its equipment. If the amount of losses exceeds the amount of this deposit, the lessee undertakes to pay the damages after the check-out inventory.
8.3. The lessee undertakes to use the rental reasonably as a "good father," to maintain it, and to return it in good condition (even if a end-of-stay cleaning is planned). In case of excessive dirt upon departure or smoking in the apartment, the owner or his representative will be entitled to claim from the lessee on the day of departure; in addition to the security deposit and the end-of-stay cleaning fee, the price of cleaning the leased premises.
8.4. All installations are in working order, and any claims occurring more than 48 hours after entry into the premises will not be accepted.
Cancellation Conditions:
- More than 30 days before arrival: 100% of the stay is refunded
- From 15 days to 30 days before arrival: 70% of the stay is refunded, and the 30% deposit is reusable under the same rate conditions on other dates.
- Less than 15 days before arrival: 100% of the stay is due
- The cancellation conditions via a booking platform (Airbnb, Booking) take precedence and are valid.
Resolution Clause: In the event of non-payment of a single term of rent on its due date or in the event of non-compliance with any clause of the contract and one month after a demand to pay or perform has remained unsuccessful, the lease will be terminated automatically, if the landlord deems it appropriate and without judicial formality.
